Del Mar (92014) – Just North of La Jolla and Torrey Pines Golf Course and State Beach, Del Mar real estate is simply fabulous. With around four thousand residents in just over 2,000 households, the Village of Del Mar is what the name implies… a small town, with its own Mayor and City Council. The shopping and upscale restaurants and enjoyed by residents and tourists alike. On the west side, many Del Mar homes have amazing ocean views, both houses and condominiums, and a handful of beach properties, while on the east side, known as “The Heights” the many Del Mar homes have panoramic mountain views. The elementary schools in Del Mar feed into the San Dieguito High School district, to the world-class Torrey Pines High School.

Carmel Valley (92130) – Also known as “East Del Mar”, Carmel Valley real estate is known for its schools and its newer, upscale houses. Buyers of Carmel Valley homes are willing to pay a premium for the schools and the location, which is convenient to the beach areas and Interstate-5. Construction of houses in the area began in the 1980’s and continues today. The newest additions are along the East side of Del Mar Heights Road at Pacific Highlands Ranch, and south of the 56 surrounding Ocean Air Elementary. All of the elementary schools are top-rated in the county, and Torrey Pines High consistently outperforms all other high schools in the region.  This is a big reason why North County San Diego real estate has such an excellent reputation. Solana Beach (92075) – Just North of Del Mar, Solana Beach is another jewel of San Diego North County real estate. Amazing hillside homes overlook the Pacific Ocean, while a handful of Solana Beach homes east toward the mountains and back country. The Solana Beach Elementary School District has low student-teacher ratios, and these schools also feed into Torrey Pines High School in Carmel Valley.

Rancho Santa Fe (92067 / 92091) – For decades, Rancho Santa Fe real estate has been synonymous with upscale luxury homes and estates. Many of the houses in “The Ranch” are multiple-acre horse properties. Rancho Santa Fe Homes on smaller lots are found in golf course communities and several neighborhoods outside of “The Covenant”, and all enjoy an air of exclusivity and sophistication. The zip code 92091 is at the east side of Rancho Santa Fe, where some newer executive home neighborhoods such as “Cielo” and others are located. The Rancho Santa Fe neighborhoods include:

 

Cardiff by the Sea (92007) – Located on the coast just north of Solana Beach, “Cardiff” is a densely populated beachside village. Hillside houses and row homes in Cardiff by the Sea overlook the ocean, and all are generally within walking distance to the beach. Restaurants and services are what you might expect in a laid-back surfing community, rather unassuming but still wonderful and memorable.

Encinitas (92024) – North and East of Cardiff is the incorporated city of Encinitas, which includes the beach town of Leucadia and the inland town of Olivenhain. The coast here is highlighted by Moonlight State Beach and a variety of world-class surf spots. The inland neighborhoods around Olivenhain are more rural, with numerous horse properties and large estates. The Encinitas Union School District has first-class elementary schools, which also serve the La Costa area of Carlsbad.

Carlsbad (92008 / 92009 / 92010 / 92011) – The largest section of North Coastal San Diego real estate is covered by Carlsbad, which now includes six zip codes (92013 and 92018 do not yet have any residences). The Carlsbad beach homes are found in zip code 92011 on the south end and 92008 on the north end. Carlsbad State Beach is a huge stretch of sand running beside Carlsbad Boulevard in 92011 and continuing north through 92008 all the way to Carsbad Village Drive, which is the heart of “Old Carlsbad”. The newer areas of homes are in La Costa and La Costa Valley, 92009. The La Costa Canyon High School which opened in 1996 was recognized as a National Blue Ribbon School in 2001, and continues to attract families to the area.

Oceanside (92052 / 92054 / 92056 / 92057 / 92058) – Once known as a military town serving Camp Pendleton, Oceanside has grown considerably over the past two decades. It is now the third largest city in the county. Like its neighbor Carlsbad to the South, new homes and neighborhoods have gone up at a rapid pace in recent years. The coastal and beachfront homes are found in zip code 92054. Two zip codes in Oceanside (92049 and 92051) do not yet have any residential development.
