San Raphael is a gated community of moderately sized houses in Carmel Valley 92130. The San Raphael neighborhood is located South of Highway 56, off of El Camino Real.  San Raphael is part of Torrey Hills, which has become a hot spot of Carmel Valley real estate.  Children attend the highly acclaimed Ocean Air Elementary School, followed by Carmel Valley Middle School and Torrey Pines High School, the best high school in San Diego County.

San Raphael real estate was developed in 2000 and 2001 by Western Pacific Homes. The architectural style of the San Raphael homes is Tuscan, Mediterranean, and Spanish.  These styles are popular in the San Diego real estate market, and San Raphael was one of the front runners with the Tuscan designs.

Sometimes the Carmel Valley Realtors who list houses for sale at San Raphael will categorize the neighborhood as “Torrey Hills”. So when no homes appear here, use our main Carmel Valley real estate search to double-check for San Raphael houses.  When this happens you’ll see San Raphael listed as the “Complex/Park”.  However, these are detached houses, not condos or town homes. There is a low to moderate Home Owner’s Association fee of around $239 per month which covers the San Raphael gated community, common area maintenance, and trash pickup.

San Raphael Houses

There are 127 houses in the San Raphael Community. There are three floor plans with three and four bedrooms.  All of the homes have two stories.

Plan 1: Three bedrooms; Two and a half bathrooms; 1,934 square feet of living area; 2 car garage.

Plan 2: Three bedrooms plus a loft; Two and a half bathrooms;  Optional Office at Bedroom 3; Living area 2,327 square feet; Two car garage.

Plan 3: Four Bedrooms; Two and a half bathrooms; Optional retreat at bedroom 4; Living area of 2,709 square feet; Two car garage.  These homes have a circular turret in front.

The yards at San Raphael are small to mid sized.  Many of the homes back up to an open space natural preserve.  The location is generally quiet, with the gated community and cul-de-sac streets in the neighborhood keeping traffic to a minimum.  The location is very near Sorrento Valley, making this a popular community with Qualcomm employees and other technology and biotech companies in the area.
