Airoso is a neighborhood of two story town houses at Pacific Highlands Ranch in Carmel Valley, zip code 92130. The Airoso townhomes are sometimes advertised for sale as Airoso condos, but they are in fact town houses with attached two car garages.  This is upper-mid priced San Diego real estate, and values are supported by the convenient location in the highly acclaimed Carmel Valley school district.  Carmel Valley real estate is always in high demand because of the schools in the area.

The Airoso homes were built in 2005 and 2006.  The neighborhood is located at the East end of Del Mar Heights Road, just East of the newly constructed Canyon Crest Academy, the newest public high school in the San Dieguito school district (completed 2004).  Children can easily walk to school from the Airoso homes.

Town houses at Airoso feature three bedroom, two and a half bathroom floor plans. High 18 foot ceilings make the rooms feel very spacious. Most of the these homes have fine finishes, granite counter tops, stainless steel appliances, under cabinet lighting, built in desk/study areas and entertainment centers, and spacious master baths.  The Airoso condos have direct access from the attached garages.

The Airoso complex in Carmel Valley features a pool and spa, playground, tennis, basketball, and a community gym.  Home owners’ association fees are very reasonable in the low $200 per month range.  Most San Diego condo complexes have HOA fees that are much higher.  This is one of the most affordable neighborhoods in Carmel Valley 92130.  The Airoso neighborhood has very good walkability.  There is a new shopping center just down the street which features a Trader Joe’s grocery story, Wells Fargo Bank, Panera Bread restaurant and other services.

The Beach Barber Tract is in South Central La Jolla, just outside The Village.  Beach Barber real estate is cherished for its proximity to Windansea Beach. The Beach Barber tract has mostly single-family houses, with a few condominiums and multi-unit beach bungalows in the mix.  Larger houses for sale in La Jolla’s Beach Barber Tract sell in the tens of millions.  Proximity to the beach and ocean views are very important in determining values.  There are houses for sale in the Beach Barber Tract that have been untouched for decades, and there are also brand new homes that have replaced older homes.  There are no vacant lots in the area, so new Beach Barber real estate development is limited to renovations and tear-downs of older homes.

La Jolla beach properties are highly desirable, especially when within walking distance to the sant.  The Beach Barber tract area homes are within walking distance to Windansea Beach (6800 Neptune Place).  The Windansea Beach is a popular La Jolla CA beach destination for tourists and residents of San Diego County as a whole.  Like most of La Jolla, the scenery is beautiful.  The surf breaks are great due to the sprawling underwater reefs.

The shoreline of Windansea Beach in the Beach Barber Tract is pristine sandstone rock with caves overhangs.  Be careful if you sit near the sandstone walls at any San Diego beach location.  Rocks and debris can often tumble down from great heights.  Standing too close to the edge of cliff tops is also not recommended.  It seems like every year one of the cliffs gives way and injures or kills a San Diego beach goer.

Another hazard to watch out for at Windansea Beach in La Jolla is the shorebreak.  The beaches have steep grades down into the water, and the breaking waves pound the shoreline.  Sitting or laying down in the break area is not recommended.  The waves break with great force and can cause serious injury.  Coastal commission zoning has made every effort to make sure that Beach Barber tract real estate is not affected by the surf.  Houses for sale in the La Jolla Beach Barber Tract enjoy ocean views without significant risk of damage.

Directions to get to La Jolla Windansea Beach from North County San Diego, driving south on Interstate 5, take La Jolla Village Drive westbound to Torrey Pines Road.  Turn right when you get to Pearl Street.  At La Jolla Blvd. turn left, and right again at Nautilus. The public parking lot at Windansea Beach only has 18 spaces.  So parking is tight.  Visitors generally park in front of houses in La Jolla to access the beaches.  Beware of parking meters and no-parking signs.  The meter readers in La Jolla are quite active.

Here are some of the best amenities surrounding the La Jolla Village real estate developments.  On the West side of the of the Village is The Children’s Pool (850 Coast Boulevard), which is a popular destination for tourists and residents alike. The Children’s Pool is a swimming area, sometimes shared with the local sea lions.  This swimming beach in La Jolla is small and protected.  A seawall partially blocks the incoming Pacific ocean waves.  The harbor seals sit on the seawall, largely oblivious to the stares and picture-taking of the passers by.
The Children’s Pool is a gorgeous example of Southern California coastline.  The views from the adjacent La Jolla Village homes are incredible, and the sunsets are magnificent. Smaller nearby beaches include Shell Beach to the North and Wipeout beach to the South toward Birdrock.  Surfing in the area is excellent.  But surfers need to be careful to paddle out past the shoals and be careful when exiting the water.

La Jolla Cove, located at the north end of the village of La Jolla, is a well-known attraction for both San Diego residents and tourists to the area.  The Cove is shielded from the rough Pacific Ocean waves.  The Cove overlooks La Jolla Shores to the North.  Swimmers and scuba divers enjoy the easy access from the soft sandy beach leading to the deep-water right offshore.  The San Diego La Jolla Underwater Park Ecological Reserve prohibits fishing, and is a great place to enjoy all of the ocean aquatic life of Southern California.

At the top of the Cove, there are numerous restaurants and shops lining the streets leading to La Jolla Village.  Visitors can enjoy a great ocean view from Brockton Villa (1235 Coast Blvd.), an older La Jolla home, a circa 1894 beach cottage, that has been transformed into a quaint eating establishment.  Another nearby tourist attraction is the La Jolla Cave Store, a knick-knack shop that also has a man-made tunnel leading down to the water.  It is an extremely rare sea cave which curiously ends in the basement of an old La Jolla house!  There is nothing like La Jolla Village real estate in all of California.

La Jolla Shores (8200 Camino del Oro) is a charming neighborhood and one of the largest and most popular beaches in San Diego County. La Jolla Shores Beach Property

The Shores has a mile-long stretch of soft sand that attracts San Diego residents and tourists year-round.  The Shores is one of the more accessible neighborhoods in La Jolla, somewhat convenient to Interstate 5, and just a short drive to the Village.  La Jolla Shores beach property is upper end real estate in San Diego. But for wonderful lifestyle and activities in La Jolla, The Shores is is tough to match.

Many novice scuba classes are held at La Jolla Shores. Beside the beach is beautiful Kellogg Park, a grassy public park with play sets, slides, and swings for the kids.  Families enjoy picnics and general relaxation her in one of the best city parks in San Diego County.

Just around the corner from the beach, an Underwater Ecological Reserve protects the marine life offshore in the waters surrounding The Cove.  Scuba and snorkeling is quite fun in this area, and fish will often swim right up to their human visitors.  Visitors are discouraged from bringing frozen peas to feed the fish.  Aerial views at certain times of the year show the thousands of large fish that populate the area.  Swimmers and snorkelers should be aware that there are often strong riptides in the area.

There is a boat launch at the South end of The Shores beach, at the end of Avenida de la Playa.  This boat launch is the only one of its kind within City Limits.  Ocean kayakers and kayak fishermen launch from here and fish to the South of The Cove, outside the protected ecological reserve. Be careful bringing your car down onto the sand at the top of the boat ramp… you may get stuck, as there is no hard surface.  Larger vessels should be pulled with 4-wheel drive vehicles.

La Jolla Shores really isn’t a very good surf spot.  Surfers are more likely to find good waves at Birdrock at the opposite side of La Jolla Village.  The mild waves at The Shores, however, do make it a favorite destination for families with small children.  The atmosphere is clean and inviting, with views of beautiful La Jolla homes and the breathtaking Pacific Ocean.  Of course there is no alcohol permitted on the beach, or on any San Diego County Beaches.  Its’ good clean fun!

Parking at The Shores can be difficult.  There is a mid-sized parking lot just East of the beach, but be prepared to wait for a parking spot.  Street parking is also allowed, but is definitely tight because it is shared by the area residents.  Few of the restaurants and retail shops in the area have private parking lots.
