Poway real estate offers a charming small-town atmosphere unique to San Diego. Homes for sale in Poway include a mix of older houses on large lots, new homes, and condos.  Poway horse properties and small ranches are also very desirable. Condos and more modern houses in Poway are also available and still being built. Overall density remains low, with fewer than 50,000 residents in just under 40 square miles. There are very few newer Poway real estate developments.

Although Poway is officially nicknamed “The City in the Country,” it might more aptly be called “The Country Town in the City”. The horses and old western style architecture on the main thoroughfares give Poway real estate the nostalgic appearance of a 19th Century. And the appearance carries over into the attitudes of the residents, who tend to be extremely friendly, and welcoming. The area is notable for its natural beauty, boulder encrusted mountain vistas, family-friendly parks, and quiet streets.

Poway has a wealthy demographic, consisting largely of professionals who commute to Downtown San Diego for work. Poway homes offer an easy commute of 20 to 30 minutes to just about any part of San Diego County. The schools here are excellent, consistently ranked at the top of the list of San Diego area schools. The Poway Unified School District has grown to include over 30 schools, including top-rated schools also serving residents of Rancho Bernardo and Rancho Penasquitos homes. In 2005 the National Spelling Bee Champion emerged victorious as an 8th Grader from one of the Poway middle schools.

Poway Neighborhood

Many area celebrities, successful business people and sports stars have built homes in Poway neighborhoods. The current quarterback of the San Diego Chargers, Phillip Rivers, as well as star running back LaDainian Tomlinson and others have homes in Poway. Along with the relaxed, low-pressure attitudes of the area residents, luxury homes and estates in this community rival homes in Rancho Santa Fe, but with much lower price tags. Families looking for more affordable luxury homes for sale in San Diego should definitely give consideration to the Poway neighborhood.

There is never a shortage of activities for owners of Poway homes. Old Poway Park has activities year-round, including free concerts and low-admission price concerts for music enthusiasts of all genres. The annual rodeo draws big name horse and bull riders, and is guaranteed to entertain, even those who have never been to a rodeo. For the kids, there is a supervised public skate park where children of all ages can hone their skills on skateboards and rollerblades.

April features Easter celebrations, including a huge Easter Egg hunt that the kids always remember. A personal favorite is the Sam Hilton Folk festival which was most recently held in May. The music is great, enhanced by story-telling, audience participation and dancing galore. There is a wonderful Fourth of July Celebration, complete with train rides, old west costumes, Dixieland and swing bands. There is a nostalgic atmosphere of patriotism and good fun, followed by a memorable fireworks display. The Target Summer Concert Series is held on Sundays throughout the summer, free for all ages.

Lake Poway is a recreational facility with playgrounds and picnic areas, with a large fresh water reservoir served by a concession stand and boat rental facilities. Fishing in the lake is excellent year-round, but especially fun during the winter months (November through March) when the lake is regularly stocked with rainbow trout. There is an annual youth fishing derby in February which draws hundreds of families and kids of all ages. Dozens of prizes are awarded, and the kids make out like bandits. The adult-class fishing tournament follows in March. And if you’re wondering if the fishing is any good… have you ever landed a 10+pound rainbow trout? Trophy-sized fish are common in the lake. It’s great fun for all ages to fish from shore or from a rented boat. For non-anglers, the Lake is a great place to relax, rent paddle boats, jog or walk around the lakeside trails. Also at the lake, the Summertime Concert Series is free for all ages, with headline bands that always draw a crowd.

Although there is plenty to do here, it is important to remember that the neighborhood is still very close to other San Diego activities. Just a few exits to the North on I-15 is the Wild Animal Park and Lake Hodges. A few exits to the South is Mira Mesa and Miramar, home of the annual Miramar Air Show. Just 15 to 20 minutes East along Route 56 is Del Mar, with its world famous 15th Street Beach and Torrey Pines State Beach. So Poway truly offers something for everyone.
