Collins Ranch is a wonderful neighborhood of luxury homes is conveniently located off Carmel Valley Road, just North of Highway 56, West of the Camino Del Sur exit. Collins Ranch real estate is in 92130, part of Carmel Valley, but the neighborhood has a definite Rancho Santa Fe ambiance. Like all Carmel Valley real estate, Collins Ranch houses are convenient to Del Mar beaches and Interstate 5. Children who live in Collins Ranch homes attend some of the best schools in San Diego. Real estate in the Collins Ranch neighborhood is priced at the mid to upper end by San Diego real estate standards.
Entering the Collins Ranch community through the electronic gates, the first thing you pass is the neighborhood pool and playground. A sign beside the pool area reads “Collins Ranch, A Family Community.” The Collins Ranch neighborhood was deliberately designed with upscale homes that are on relatively small 1/3 to ½ acre lots, and the houses are close together, enhancing the feeling of closeness and community. Children play on the low traffic streets, and families frequently socialize together.
Houses at Collins Ranch in Carmel Valley 92130 are mostly California Craftsman-style four to seven bedrooms, with 4,000 to 7,000 square feet of living area. Many of the residences are on view lots, with views to the East and North looking out over Santaluz, and views to the West overlooking farmland and open space adjacent to Rancho Santa Fe and Carmel Valley. Most of the residences have private courtyards in front and comfortable-sized yards in the rear. The HOA dues are modest in the low $200’s per month, which pays for common area maintenance, the gated community, and the neighborhood pool.
Children who live in Collins Ranch attend school in the award-winning Poway Unified School District. Willow Grove Elementary is a newly constructed school in beautiful Santaluz. The Middle School is Black Mountain Middle School in Rancho Penasquitos. The High School is Westview High, just North of the Camino Del Sur exit, and a drive of only several minutes from the neighborhood.
