Rancho Pacifica in Carmel Valley 92130 is an extremely private guard-gated community. There are of ninety nine luxury homes at Rancho Pacifica. The neighborhood is in the northwest corner of Carmel Valley. Rancho Pacifica real estate is at the upper end of the Carmel Valley real estate spectrum. The houses at Rancho Pacifica are mostly custom homes, and include a mix of contemporary, Tuscan, and Spanish-Mediterranean styles. Others Rancho Pacifica houses were built semi-custom by Pardee Homes. There are a total of 148 residential lots in the development.

Many wrongly assume that the Rancho Pacifica neighborhood is part of Del Mar or Rancho Santa Fe. But Rancho Pacifica is instead one of the most upscale neighborhoods of Carmel Valley homes.  Still, some residents take advantage of the option of obtaining a Rancho Santa Fe Post Office Box at the Del Rayo Plaza Post office.

Buyers may want to compare the neighborhood of Del Mar Meadows, located at the South Side of Carmel Valley adjacent to the Grande Del Mar golf course.  But for location and views, Rancho Pacifica is hard to beat. Rancho Pacifica is a unique part of the Carmel Valley real estate market.

The community is situated on a hill overlooking the Pacific Ocean to the West, and Del Mar’s Polo Fields and Country Club golf course to the North.  The hillside is terraced to give maximum view potential to as many homes in the neighborhood as possible. Many Rancho Pacifica homes have ocean views. Almost 200 acres of the 400 acre development are permanently designated as open space. And considering that land is the most expensive component of San Diego real estate values, the large amount of open space at Rancho Pacifica makes this a true luxury homes neighborhood.

Rancho Pacifica houses range in size from around 4,500 square feet to more than 12,000 square feet. Lots are between ½ acre and 2 acres. The homeowner’s association fee is around $550 per month, which covers common area maintenance of the well manicured grounds, staff at the guarded entry, and 24-hour on-site security. There are no other community amenities in the neighborhood.  Most of the homes have their own private swimming pools, spas, and other recreational facilities.

There is a single entrance to Rancho Pacifica, off of San Dieguito Road, just East of El Camino Real.  Children in the neighborhood attend Solana Santa Fe Elementary in Rancho Santa Fe, and Earl Warren Middle and Torrey Pines High Schools in Carmel Valley.  The schools are great and the location is ideal, close to the beaches and an easy commute to downtown San Diego.
