2. More qualities and services that you should insist upon
from your personal real estate consultant:
- Full-time professional calendar with scheduled
appointments for showings and for correspondence with agents and
buyers.
- Help with analyzing and keeping tabs on the buyer's financing.
- Expertise in contract negotiations and drafting.
Must have creativity to negotiate the best terms and to successfully
remove buyer contingencies.
- Knowledgeable of local, state and federal laws affecting the
sale.
- A concise, and managed system to coordinate the close of escrow.
- Resilient enough to handle the inevitable "bumps in the road".
3. Will they be strong from start to finish? Anne-Marie and I maintain strong and open communication with our clients.
We know that transactions go sour where communication ends. Important things to remember:
- Most interest in
your home will come from buyers in the first 30 days. Your real estate
consultant's plan should be a focused marketing blitz. Overpricing your home
at the outset can result in a lower final sales price if price reductions
are necessary to generate a second wave of interest. Pricing your home correctly is critical.
4. Is it the best price that you can get?
Watch for traditional real estate agents who
try to "buy your listing." Some agents will promise you that they sell your home
for more than it is currently worth in the marketplace. Consider all the variables in establishing price
rather than just picking the highest number. Consider:
- Location
- The Current Marketplace/Activity
- Condition of the Property
- Financing Available for your Home
- Comparable sales (sales of similar homes)
- Homes of a similar type which have failed to sell
- If a condominium, owner versus tenant occupancy in the building.
