Rancho Penasquitos Homes Sale HousesRancho Penasquitos is a great neighborhood in central/north inland San Diego CA. Real estate for sale in the Penasquitos community is affordable and popular due to the great schools and friendly atmosphere. Rancho Penasquitos houses start at around $500,000 and condos as low as $150,000. Many consider this a bargain San Diego homes sale.

Rancho Penasquitos real estate is diverse, with older houses, condos, and townhomes built in the 1970’s on east side bordering I-15, with newer homes on the west side.  The newest communities of Rancho Penasquitos homes include Torrey Highlands, built in the 2000’s right on the eastern border of Carmel Valley, and Ridgeview, a cluster of about 100 homes built in 1998 just south of the 56. Ridgeview is not currently served by an exit from the 56, so the community enjoys relative isolation and privacy. Both the Torrey Highlands and Ridgeview homes are larger 4 and 5 bedroom houses in modern styles, and these neighborhoods are served by the award-winning Westview High School. New homes are still being built at Torrey Highlands.

In addition to the more reasonable prices and great weather, Rancho Penasquitos real estate is very popular because PQ is within the highly rated Poway Unified School District, which consistently outperforms the San Diego Unified School District. The new Westview High School at Camino Del Sur serves the majority of Rancho Penasquitos homes. Westview High School recently achieved higher test score ratings than the highly esteemed Torrey Pines High School which serves Carmel Valley, Del Mar, Solana Beach, and Rancho Santa Fe homes. The Northeast portions of Rancho Penasquitos are served by Mt. Carmel High School, which is also in the Poway Unified School District.

Rancho Penasquitos Real Estate San Diego Homes SaleThe development of Del Sur and 4S Ranch in Southwest Rancho Bernardo opened up Carmel Valley Road all the way to Route 56. At the corner of Rancho Penasquitos and Del Sur, the wonderfully modern and well kept Black Mountain Park includes top of the line sports fields and recreational opportunities. Also on Black Mountain, Hilltop Park is another excellent facility that has recently undergone a major facelift with modern children’s play sets and an exercise trail perched above Mt. Carmel High School, with far-off ocean views.

The main shopping area serving Rancho Penaquitos is located at Black Mountain Road and Twin Trails. The anchor supermarket is Vons, surrounded by a variety of chain retail stores and restaurants along with some smaller locally owned establishments.

The Del Sur shopping center north of the 56 expressway at Camino Del Sur is anchored by an Albertson’s grocery store, along with more than a dozen shops and restaurants.  The new Intuit headquarters is located on the south side of the 56 at Torrey Highlands. Rancho Penasquitos has come a long way in recent years to becoming a much more upscale community.

The Rancho Penasquitos YMCA provides recreational activities and fitness training to all ages. South of the 56 between Rancho Pensquitos and Mira Mesa, the Recreation Center at the Los Penasquitos Canyon Preserve has a modern gym facility offering youth gymnastics classes and other sports training, including tennis, basketball, and baseball.

The Route 56 highway that connects Rancho Penasquitos to Interstate 5 to the west and I-15 to the east provides a natural breezeway for the cool ocean air, which keeps Rancho Penasquitos at lower temperatures than the surrounding San Diego inland communities.

Rancho Penasquitos Houses and Homes for SalePrior to the opening of the 56 corridor which joins Interstate 5 and Interstate 15, Rancho Penasquitos was a relatively isolated community. Since the corridor was opened, a lot has changed. It takes less than 15 minutes to drive to Del Mar, and only about 20 minutes to drive downtown. The top-rated schools, attractive homes, and excellent recreational opportunities in the area have made Rancho Penasquitos one of the most desirable neighborhoods of homes in San Diego, CA.
