Research Home Values In San Diego

This is the easiest way to find home values in San Diego.  Don’t rely upon questionable ZEstimates. Our San Diego Home Value Estimator is better than Zillow! Simply input the street address of the property that interests you.  The Home Value Estimator will search all of the recent comparable sales.  The sales data includes all of the homes sold in the neighborhood in the past sixty days. This guarantees that you have the latest information to determine the San Diego home values.  The properties that are used as comparable sales are clearly displayed, so you’ll see exactly how the home value is being calculated. The subject property is displayed on a Google Streetview map. The sold property locations are also displayed on a map. So you’ll also know how the location of the home that interest you compares to the homes that have recently sold.

Occasionally there are homes in San Diego that have extra bedrooms or additional square footage that is not reflected in the tax assessor’s record. The Home Value estimator gives you the ability to modify the property details. Simply update the number of bedrooms or bathrooms, living area, lot size, or year built, and click “Get New Valuation.”  The property details will be correct for almost all of the homes in San Diego. But if you need to make a change, we’ve given you the option. This is also a particularly nice feature for anyone deciding whether a room addition will add value to their property.

The Home value estimator gives great insight into property values. We’ll show you when the subject property was last sold and how much the current owners paid for the home.  And you’ll see how much property tax the current owners pay.  Note that property taxes are not based upon current San Diego home values.  Property taxes in San Diego County are calculated at roughly 1.25% of the purchase price.  The tax rate varies slightly among different neighborhoods in San Diego due to special assessments, school bonds, Mello-Roos Fees and the like.

The San Diego Home Value Estimator also compares the subject property to homes in the neighborhood as a whole.  It shows you the percentage of homes that are larger or smaller than the subject property.  It looks at the price per square foot and tells you what percentage of the homes in the neighborhood have higher or lower prices per square foot. It also looks at the age of the property and tells you what percentage of the homes in the neighborhood or older or newer than the subject property.

The Predicted Home Value calculated here is based upon the sales of homes within a half mile of the subject property in the past year. But we don’t stop there.  We give you two more ways to estimate the value of the property. The San Diego home value estimator also runs a Stepwise Regression Analysis and statistically calculates an estimated property value. And the Market Comparable Analysis looks at a subset of the recent sales to calculate a third predicted value.  With three separate approaches to estimating value, you’ll have multiple layers of data at your fingertips to help you make an informed decision.  Run an analysis as often as you like before buying or selling a home in San Diego.
