1. The basics of the consulting business. In addition to calculating a price for the property, sellers also need their consultant help them consider:

  • Tax consequences upon sale of a home or investment property.
  • Availability of a 1031 Exchange for investment property sales.
  • The right timing for purchasing another home.
  • The condition of the local real estate market.
  • Desirability or availability of seller financing.
  • Any repairs that may be done to make the property marketable and to obtain top dollar.

2. More qualities and services that you should insist upon from your personal San Diego real estate consultant:

  • Must be a full-time professional availability 7 days a week for showings and for correspondence with agents and buyers.
  • Must be able to help analyze and monitor the buyer’s financing and mortgage progress.
  • Must have expertise in contract negotiations and drafting. Must have creativity to negotiate the best terms and to successfully remove buyer contingencies.
  • Must be knowledgeable of local, state and federal laws affecting the sale of properties.

3. Will they be strong from start to finish? Anne-Marie and I maintain strong and open communication with our clients. We know that transactions go sour where communication ends. Important things to remember:

  • Most interest will come from buyers in the first 30 days after the listing is put on the San Diego MLS. Your real estate consultant’s plan should be a focused marketing blitz. If you overprice your home at the begining you risk a lower final sales price if price reductions are later necessary to generate a second wave of prospective buyers. Pricing your home correctly is critical.

4. Is it the best price that you can get? Traditional real estate salespeople will try to “buy your listing.”  Unscrupulous agents will tell you that your home for worth more than the actual value in today’s marketplace. You must consider the variables that go into establishing price instead of merely picking the highest number. Consider:

  • Location
  • The Current Marketplace/Activity
  • Property condition and repairs needed
  • Availability of mortage financing for prospective buyers
  • Comparable sales (sales of similar homes)
  • San Diego Homes of a similar type which have failed to sell
  • If a condominium, owner versus tenant occupancy in the building.
