Just to the West of Westview High School is the detached house community of Torrey Ranch built by D.R. Horton from 2010 through 2012.  Torrey Ranch is a gated community tucked into the cul-de-sac off of Torrey Meadows drive at Andrea Lee Place, just West of Westview High School.  The streets include Brook Vista Lane, Sydney Rae Place, and Jake View Lane.  These are some of the most affordable Torrey Highlands houses for sale, with two-story three and four bedroom houses ranging from 1,725 to 2,234 square feet, all with detached garages.

North of Westview High School is The Monet Collection, a group of sixty five detached houses built by Continental Homes in 2003.  The Monet Collection Homes are all located on the cul-de-sac street Bryn Glen Way.  With no adjacent streets, and backing to open space, these Torrey Highlands homes offer considerable privacy to the North, and a slight view of Westview High School to the South.

South of the 56 at the Camino Del Sur exit, and West of the Intuit headquarters, are the detached houses in the Cabrera and Montellano.  These Torrey Highlands homes were built in 2002 and 2003 by Western Pacific.  The Montellano homes are larger three to five bedroom homes up to 3,800 square feet.  The Cabrera houses are all under 3,000 square feet with three or four bedroom floor plans. These neighborhoods will eventually connect to the new Rhodes Crossing development located at Carmel Mountain Road, south of Highway 56.

Across from Westview High School is the Greystone development of Montea and the Standard Pacific development of Codero, more Torrey Highlands houses built in 2002.  The Montea designs are three or four bedroom houses with up to three thousand square feet of living area.  The Codero homes are larger three to five bedroom houses with up to 3,800 square feet of living area. These Torrey Highlands homes provide walking access through a walking path to nearby Deer Canyon Elementary School and Mesa Verde Middle School.  This is a unique opportunity for kids to walk to three top-rated schools in Rancho Penasquitos from elementary school through high school.

In 2003, Greystone also built the Valonia development which is technically in Torrey Highlands, but will not have driving access to Camino Del Sur until the completion of the Rhodes Crossing development.  The Valonia houses are located at the West end of Sundance Avenue and on Sienna Court, and across from Mesa Verde Middle School on Entreken Way and Auburn Ridge Way.  There is a walking path at the end of Entreken Way which connects to Torrey Park Terrace, giving the option of walking to Westview High School and Torrey Highlands Center.

Terramar is a neighborhood of Torrey Highlands houses built by Pardee in 2010 and 2011.  The Terramar homes were marketed as energy-efficient homes under Pardee’s LivingSmart program.  The houses are four to six bedrooms with 2,597 to 3,277 square feet of living area.  The homes are located along Alpine Ridge Road, Orange Haven Place, Fallhaven Road, and Golden Elm lane, directly across the street from Westview High School.

One of the newest developments at houses in Torrey Highlands is Latitude by Pulte Homes, built in 2012 and 2013.  These three and four bedroom homes have floor plans ranging from 2,606 to 2,977 square feet, three or three and a half bathrooms, and two car garages.  The homes are located along Torrey Meadows Drive, Caminito Liliana, Cooper Greens Way, Orange Haven Place, and Sunshine Path, just down the street from the West side entrance of Westview High School.

The upscale luxury homes at Torrey Highlands are found at Fairbanks Highlands along Caminito Vistana off of Carmel Valley Road.  Luxury home developer Taylor Woodrow built around ninety estate homes on larger lots starting around 2001.  The largest floor plan is 5,400 square feet. The gated community is absolutely gorgeous and has only become more attractive as the landscaping has matured over the years. Fairbanks Highlands has been home to many local business leaders and celebrities, including Superbowl Champion Drew Brees.
