Carmel Valley Real Estate

Stratford is a delightful neighborhood at the west side of Rancho Santa Fe, but located in the Carmel Valley / East Del Mar zip code 92130.  This is one of the three “Fairbanks Villages” built by Ray Watt.  The other two are neighboring “Senterra” and “Montecito”.  Arguably the neighborhood is more a part of Rancho Santa Fe real estate than Carmel Valley real estate.  The location says Rancho Santa Fe, but the zip code 92130 says Carmel Valley.

The Stratford homes were designed in an English or French Country style.  They are single-story houses, and the architect intended them to appeal to empty-nesters and single persons. The original floorplans ranged from 2,600 to 3,098 square feet, mostly two-and three bedrooms.  Contrast the houses at Senterra which tend to be slightly larger with minimum 4 bedrooms, and the generally smaller homes at Montecito.

There are eighty seven homes in the Stratford community, originally built between 1984 and 1987.  Many of the houses have been significantly upgraded or remodeled since that time.  Homeowners fees are around $500 per month, which covers common area maintenance of the gated community, plus use of the community pool and exercise room.  This is a mid-to-high HOA fee in the San Diego real estate market.

Children in the neighborhood attend Solana Santa Fe elementary in Rancho Santa Fe and Earl Warren Middle / Torrey Pines High in Carmel Valley.
