Cardiff By The Sea Real Estate
Cardiff-by-the-Sea, commonly referred to as Cardiff by residents, is a small community of beachfront and ocean view homes nestled between Encinitas and Solana Beach in North San Diego County. Cardiff was originally developed by Frank Cullen who named it after his wife’s hometown of Cardiff, Wales and gave many streets English names such as Manchester, Glasgow, and Westminster. For many years the town’s only industry was kelp seaweed processing. In 1986 the area was incorporated into the City of Encinitas and now has approximately 11,000 residents. It is just over 30 minutes to downtown San Diego on the I-5 Freeway.

Cardiff by the Sea Homes
Cardiff is a quaint and funky village, home to many professional surfers, skateboarders and other athletes, musicians and artists. The neighborhood’s 2.6 miles of coastline boast some of the best surfing on the west coast and the area hosts many surfing events. Along with neighboring Encinitas real estate, zip code 92007 is in high demand from beach lovers. There is an endless opportunity for recreational activities with the oceanfront Cardiff State Beach Campground and several parks. Nature lovers will enjoy jogging, hiking, bird watching, at San Elijo Lagoon and biking.
Delightful coffee shops, and dining can be found all along this stretch of Highway 101. This “Restaurant Row” is mostly oceanfront and ocean view dining with the Beach House, Chart House, Ki’s and Las Olas right on Highway 101. Don’t forget to visit VG’s Donuts – a landmark and popular place or Giovannis Italian.
The neighborhood has its own K-6 Schools and older students attend schools in the San Dieguito High School District.
There are about 4500 homes in this zip code. Housing wise, it is diverse area with an eclectic mix of original 1950s beach cottages, newly constructed contemporaries or remodeled homes on 2-4 levels. You won’t find tract houses in Cardiff, and many residences try to take advantage of a view with a small lot so homes were built vertically rather than horizontally and are often crowded together. The priciest homes are often in the Composer District which is on the north end of town. “The Walking District” is west of I-5 is proud of its “walkability” although you don’t see sidewalks on many of the residential streets.
As of September 2011, entry level homes start in the $500s and $600s. Single family homes prices go up to about $2.6million with the average sale price around $1million. There are a few condos available, but most homes for sale in Cardiff are single family.
The reason many wish to call this area home is the opportunity to have a unique coastal home, often with a great view, with a small town/village feel that is close to the beach, surfing, and complements an active lifestyle.
