Aside from price, there are a number of other factors to consider when buying real estate in San Diego

Driving distances and San Diego job commute times are a top priority. Driving from Del Mar homes to jobs in Downtown San Diego might take 30 minutes. Although Solana Beach is adjacent to the North of Del Mar, the drive from Solana Beach to Downtown may be 45 minutes or an hour. And La Jolla may be closer geographically to Downtown, but traffic in and out of La Jolla can add another 15 minutes to the drive, making it a longer commute than the drive from Del Mar! Traffic on I-5, particularly the merge with I-805 can make drive times from North County, Carlsbad, Encinitas, Solana Beach, Del Mar, and Carmel Valley particularly difficult. Completion of Route 56 has greatly improved access from houses, condominiums, in Carmel Valley, Rancho Penasquitos, Poway, Rancho Bernardo and Scripps Ranch.

The weather is a big reason that people move to San Diego, and are willing to pay expensive prices for homes in the area.  But many people don’t realize that San Diego neighborhoods vary a lot in temperature.  Coastal zones stay much cooler throughout the year and downright cold in the winter, while inland San Diego neighborhoods remain warmer throughout the year and can really heat up during the summer. Some people prefer wearing jackets in Del Mar and La Jolla during the Summer, while others prefer to live in homes in Poway or Scripps Ranch where the sun shines most of the  year and swimming pool season is a month or two longer.

San Diego schools are important to families with children.  Like most large cities, the San Diego Unified School District faces challenges with budgets.  But there are good schools in San Diego Unified, and other great schools in adjacent districts.  The most highly rated schools are in San Dieguito and Poway school districts, in North County San Diego.  San Dieguito serves Carmel Valley, Del Mar, Rancho Santa Fe, Encinitas and Carlsbad.  Poway serves the city of Poway, Rancho Bernardo, and most of Rancho Penasquitos. Real estate in North County San Diego sells at a premium in part because of the quality of the scho0ls.
