Selling a house can be very challenging especially when you are in a hurry to trade it. Sometimes it could take long months for you to be able to to find investors. If you've been looking for tips on how to sell your house quickly, then you're going to love these three guaranteed techniques.

1. The quickest way to sell your house is to find a cash buyer. It may be a challenge on your part but it is attainable through determination and some necessary actions. One way is to seek help from friends and family to tell their friends about how good investment your house can be. You are not putting the sole responsibility on your self but with trusted people. You can also post ads outside your home, or post print ads at the back of your car to draw a larger market. Cash buyers won't have to wait for a buyer's financing approval so transactions will be quicker in this case.

2. Look for real estate investors who are willing to purchase your house, choose the one that offers the best deal. Real estate investors are people who buy homes regularly to resell them or to lease them out as a business. I have a friend who is a real estate investor who buys from and sells to other real estate investors. He works with other real estate investors from time to time when he needs capital for a business or when he needs other types of assets in his record. He phones other real estate investors whenever he wants a home to put up for a sale fast and avoid the long wait for a buyer's financing approval.

3. Another way to draw investors fast is to put ads on billboards and in the classified sections of local newspapers. You can also jot down the phone number on For Rent signs in your own neighborhood. Very often those houses will be in possession of investors who pay cash for houses like the one you have. When you meet some good investors be sure to keep in touch with them so you can conduct business with them in the coming years for more options when you want to sell your home fast.

There are more tips you can learn on selling a house that will take more effort and guts but these 3 best tips that are guaranteed to help you trade your house faster will suffice for now.

We had a tax credit for new home buyer here in Canada too, not sure if it's still in effect or not, personally I think they should allow us to be eligible for it even if we decide to sell and buy another house.

Tax credits are a good idea. However if someone is stuck with the wrong type of mortgage or bought in at the wrong time it won't matter how big the tax credit is.. The housing market in US is going to be very interesting in the next 36 months.

Tax credits on the surface seem to be a good idea, but didn't this tax credit have to be paid back. When I did research on it, I read where the "tax credit" would be deducted from any future payment for the IRS if I got a rebate.

I have to agree with you - I like the idea that the tax credit for homebuyers has been extended, and especially the fact that it has been extended for people who aren't first home buyers, but who are moving their primary residence. It doesn’t seem that it has been 'dropped suddenly', however - there has been plenty of warning! There will always be a decline at the end of the stimulus.

Good to see that the proposed tax credit seems to be working. I wish we had something similar over here.
