San Diego Weather and Home Buying

When we look at the typical weather report it is not hard to see why San Diego real estate is in such high demand.  Many argue that San Diego is the best place to live in the entire United States!  But is the luxury home in Del Mar going to have the same weather as the town home in Scripps Ranch?  Those communities are only about seven miles apart, but as we head East past Carmel Valley, Rancho Penasquitos, and Poway, the temperature will rise about a degree per mile.

And although there is very little rain in San Diego, living in the coastal communities of Del Mar, Solana Beach, La Jolla, Encinitas, Carlsbad, Pacific Beach, Point Loma, or even Downtown San Diego can seem damp at times.  The morning marine layer brings in a cover of dew that can moisten houses or cause damage to beachfront condominiums.

Precipitation

The second chart shows the percentage of the month in question that is subject to inclement weather (rain, snow, etc.). Combined the two charts give the viewer a better understanding of precipitation in the area. For example, if the first chart shows a relatively small amount of rain accumulations in June, but the second chart shows a large percentage of June to be inclement — the reader can interpret the information to mean that the small amount of rain is spread out over the month as oppose to falling within a short period of time.

Cooling/Heating Degree Days

The two charts below show the cooling and heating degree days for the area. Cooling degree days is a cumulative of the degrees that are above 78°(F). Heating degrees is the cumulative of degrees that fall below 65°. This information becomes important when trying to understand the amount of energy necessary to heat or cool a home. It is best to use these charts when comparing different regions of the country in order to compare potential energy needs for heating and cooling.
