Some Realtors will tell you that a "healthy" housing market (one that favors neither home buyers nor home sellers) will have a six month inventory of houses for sale.  In the recent past houses have been selling in a matter of days rather than months.  Now home sellers are getting used to the idea that they may have to wait a while.   No longer can sellers and their agents push up asking prices by 10% with each new listing.  Unfortunately some unsavory real estate agents are still attempting to "buy listings" by giving sellers inflated price estimates.  This has become a sure way to keep a house for sale longer, or even to guarantee that the house will not sell.

It is still our opinion that the best thing for home sellers is to price a house realistically. The house will sell faster.  Both the sellers and the buyers will have better home sale & purchase experiences.

Below are San Diego home sales statistics we gathered from the San Diego MLS.  We track prices of homes for sale in San Diego, including North County (Del Mar, Solana Beach, Carmel Valley), as well as Central Coastal San Diego (La Jolla, Pacific Beach, Point Loma), Inland (Poway, Rancho Bernardo / Penasquitos) and South Bay (Chula Vista / Eastlake).
